Letting a residential property can be a rewarding venture, but it requires careful planning and knowledge of your responsibilities as a landlord. From preparing your property and setting a competitive rent, to finding reliable tenants and understanding legal obligations such as safety regulations and tenancy agreements.
Whether you're a first-time landlord or looking to refresh your knowledge, we are here to provide practical advice and expert insights to help you let your property with confidence and peace of mind.

Information for tenants
Holding Deposit – A holding deposit, typically equivalent to one week’s rent, is required to secure a residential property while the referencing process is completed. This payment demonstrates your commitment to renting the property and effectively takes it off the market. Once your tenancy is confirmed, the holding deposit will be deducted from your first month’s rent, making the move-in process smoother and more straightforward. However, if you fail the tenant referencing due to providing misleading information, or if you decide to withdraw your application and abort the let, the holding deposit will be retained by the landlord or agent as compensation for taking the property off the market. Conversely, if the landlord decides to withdraw from the initial letting process, the full holding deposit will be promptly refunded to you in full.

Security Deposit – In addition to the holding deposit, a security deposit is required as a safeguard against any potential damages or breaches of the tenancy agreement during your stay. The security deposit is capped at a maximum of five weeks’ rent. This deposit is held securely, usually in a government-backed tenancy deposit protection scheme, and will be returned to you at the end of the tenancy provided the property is left in good condition and all contractual obligations are met.
Client Money Protection – CMP is a scheme that reimburses landlords and tenants should a letting agent misappropriate their rent, deposit or other client funds. It has long been a requirement for ARLA Propertymark members to have CMP and is a legal requirement for letting agents in England, Scotland as part of the Code of Practice and Wales through Rent Smart Wales. CMP is mandatory for every company that acts as an agency in property which handles client money. Please see the link to the professional standard rules for more information.
THROUGHOUT YOUR TENANCY THE FOLLOWING CHARGES MAY APPLY
- Rent arrears For the first 5 days of rent arrears and first chaser email or letter – FREE
- For the next 6-10 days of rent arrears and second chaser email or letter – £36
- For the next 10 – 15 days of arrears and third chaser email or letter – a further £36
- For every chaser thereafter (every three days) a further £24 will apply
- Lost Keys Keys will be charged at a cost of £25 per key
- Security keys will cost an additional amount as supplied by the patent holder
- Replacement fobs or communal entrance keys will be at the cost of the block management agent
- Changes of names on contracts £66 per name change
- Additional tenants will have to pass the referencing process.
- Early termination of agreement Early termination will only be agreed upon with the landlord’s consent, the rent is liable up until the day a new tenant occupies the property.
- 75% of the monthly rental price subject fee of £540 including VAT
- Repeat hard copies £66.00 per item
